More than 400 Evendale homeowners can now apply for a full property tax break on home improvements after the State of Ohio approved the village's Residential Community Reinvestment Area designation.

The program, which launched Aug. 1, offers an eight-year, 100% property tax abatement on any increase in home value resulting from qualifying renovations or new construction. Mayor Dick Finan announced the approval in the village's August newsletter, published July 31.

Homeowners in the designated area who spend $75,000 or more on renovations, or $500,000 or more on new construction, are eligible. The abatement covers only the increased assessed value from the work, not the home's existing tax bill.

The village has not published a map of which parcels qualify, but the newsletter describes the CRA as covering more than 400 parcels in Evendale's older neighborhoods. Additional criteria and qualifications apply beyond the cost thresholds.

Under Ohio's CRA program, homeowners complete their improvements first and then submit an application to the local housing officer. The abatement takes effect the tax year after the Hamilton County Auditor certifies the project.

Firing range delay keeps Cincinnati PD in Evendale longer

Separately, the newsletter disclosed that the Hamilton County police firing range renovation in Colerain Township has stalled. The project, originally projected to open in March 2026, could be delayed by two or more years due to change orders and additional construction costs.

The Colerain range was supposed to allow the Cincinnati Police Department to relocate from its current facility in Evendale. That move is now on hold.

Mayor Finan wrote that the village will continue working with Cincinnati and Hamilton County leaders to keep the Colerain project on track and ensure the Evendale range closes "within a reasonable period of time."
